Built on 499 acres between Western Lake — one of 30A's rare coastal dune lakes — and the Gulf of Mexico, the community was designed around the existing longleaf pine landscape rather than clearing it. The result is a town that feels older and more rooted than its 1999 founding suggests, with mature pines, dune scrub, and pastel cottages tucked among them.
The beach at WaterColor is a wide, gently sloping stretch of sugar-white sand with that classic emerald-green water 30A is known for. The community's beach access points sit along the south side of 30A, with several boardwalks crossing the dunes to the shoreline. Public access is concentrated at the WaterColor Beach Club area, with additional access through the WaterColor Inn for hotel guests. Non-guests can also use the public access just east of the community at Seaside.
What makes WaterColor distinctive from neighboring towns is the Cerulean Park / Marina Park / Boathouse layout — you can rent a kayak or paddleboard on Western Lake, paddle past coastal dune lake ecosystems found in only a few places on Earth, then walk 200 yards to the Gulf. Fish Out of Water at the WaterColor Inn is one of the most acclaimed beachfront restaurants on 30A; the Gathering Spot and Phat Patty's round out casual options. Seaside's restaurants and amphitheater are a 5-minute walk east.
We set up bonfires on the beach side at the public access points shared with eastern Seaside. WaterColor guests staying in the community can walk directly to the beach via the resort's walkovers. The beach here tends to be slightly less crowded at sunset than directly in front of Seaside, making it a quieter setting for evening bonfires.
